FEES TO: TENANTS
(Issued in Accordance with the New Rules introduced under the Consumer Rights Act)
Tenant Administration Fees / Check in costs / Submission of Security Deposit: £250.00 (inclusive of credit / reference checks)
Set up fee for up to two (2) tenants, referencing up to (2) tenants – obtaining references from current or previous employers /Landlords and any other relevant information required to assess affordability as well as contract negotiation (amending and agreeing terms ) and arranging the tenancy and agreement. Processing the application, associated paperwork and referencing. Submit Deposit to DPS. This wilt be protected in a Government authorised scheme and be retumed at the end of the Tenancy subject to the conditions re damage to the property etc. Preparing an Inventory (if required), explaining how appliances work and taking meter readings for utilities and services
Guarantor Fee: £35.00 (per Guarantor)
Covering credit referencing and preparing a ‘Deed of Guarantor’ as part of the Tenancy Agreement
During your Tenancy: £25.00
Amendment Fee – contract negotiation, amending terms and updating your tenancy agreement during your tenancy
Renewal Fees: £50.00
Contract negotiation, amending and updating terms and arranging a further tenancy agreement
Ending your Tenancy: £50.00
Check out fee – Attending the property to undertake and inspect the properties condition based on the original condition. Negotiating if necessary the repayment of the security deposit
Future Landlord Reference Fee: £25.00 (per reference required)
Collating information and preparing a reference for a future Landlord etc
Out of Hours Service: £35 per hour plus any actual costs incurred travel I materials etc.
Where actions of the Tenant results in the Agent / nominated contractor or Landlord attending the property time to remedy the situation is charged at the prevailing rate above
Unpaid Rent / Returned Payments:
Interest at 8% above Bank of England Base Rate from date due
Professional Cleaning (if required):
Cost passed on from the selected nominated contractor Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
Please Note: There is ‘NO’ VAT / The £200 fee is to be paid with the ‘first’ months rent when you move in (unless an agreement has been made otherwise). The £50 End of Tenancy Fee is to be paid the day the final inspection is carried out. Invoices will be given accordingly for ALL fees charged.
